1. Fees Regulated by South African Council for the Architectural Profession (SACAP)

SACAP issue an annual guideline for fees charged by professional architects. These recommendations that architects or an architecture firm should charge around 8% for complete service on a typical Residential / Commercial Structure. Building Cost of around R12 500 per m² on average.

2. Fees Regulated by National Home Builders Registration Council (NHBRC)

Building Cost can vary considerably in price anything from R12,500 exc. vat per m² upwards. This depends on factors such as finishes, region, local materials availability, procurement methods, methods of financing, ect.

3.Payment Terms

3.1 Residential Architectural

3.1.1 Design Service ( 1st Invoice)

First Payment – 50% of Invoice.

Second Payment – 50% of Invoice.

Finale Invoice – Scope Change

Drawings will be released to Client on Clearance of Final Payment 

3.1.2 Engineering Services ( 2de Invoice)

Full Payment

Finale Invoice – Engineering Change

Engineering Documents will be released to Client on Clearance of Final Payment 

3.1.3 Council Service ( 3rd Invoice)

Full Payment

Finale Invoice – Council Fees Requirements / Runners Fee Requirements

Council Documents will be released to Client on Clearance of Final Payment 

3.2 Commercial Architectural

3.2.1 Design Service ( 1st Invoice)

First Payment – 50% of Invoice.

Second Payment – 50% of Invoice.

Finale Invoice – Scope Change

Drawings will be released to Client on Clearance of Final Payment 

3.2.2 Engineering Services ( 2de Invoice)

Full Payment

Finale Invoice – Engineering Change

Engineering Documents will be released to Client on Clearance of Final Payment 

3.2.3 Council Service ( 3rd Invoice)

Full Payment

Finale Invoice – Council Fees Requirements / Runners Fee Requirements

Council Documents will be released to Client on Clearance of Final Payment 

3.3 Pre-Drawn Plan

Full Payment Required

It is the responsibility of the Home owner / Business owner buying a plan on House Plans SA, to complete the site plan and drainage layout on the building plans, to submit and approve the plans at the local authority and to pay all fees applicable to the local authority, the NHBRC etc. Take note that all plans are designed for level sites.

Drawings will be released to Client on Clearance of Final Payment

No Returns

It is important to note that NO building plans can be returned to House Plans SA after delivery, unless House Plans SA have delivered the incorrect plans from what had been ordered House Plans SA will send the correct plans at no extra cost. It is therefore very important to make the correct decision regarding size, overall dimensions, direction of entry, orientation etc. before ordering your plans.

House Plans SA cannot be held responsible for any misadvise or misconception the buyer of these plans may have been given by third party, and House Plans SA recommends and urges the buyer of these plans to consult with a professional quantity surveyor or NHBRC registered building company to assess and ascertain their affordability of the building document on these building plans.

These designs are protected under the terms of the South African Copyright law and may not be copied or reproduced in any way, by any means. We authorize the use of your chosen design as an aid in the construction of one Residential Home / Commercial Building only. You may not use this design to build a second or multiple Residential Homes / Commercial Buildings without purchasing another set of plans from House Plans SA.
